What is a measurement or floorplan service?

Measurement services are just what they sound like: Based on your requirements, an appraiser will measure your home's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and sometimes necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a floorplan service, a certified appraiser takes measurements of your home or property with a measuring tool — either a tape or laser measuring device. As they move around the property, they notate the layout of the rooms and other features, like stairs, entryways, and pantries. They may make a rough sketch of the property. Then, the appraiser writes up a report and a more detailed sketch showing the total living area of the house and the overall layout. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a home measurement or floorplan service required?

Challenging property taxes

Tax records often reflect the wrong area of a property because the values can come from several sources, and occasionally go unproven — which means you may be taxed for more space than you actually own! Unless an appraiser has performed a recent valuation or home measurement service on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a measurement service before attempting to dispute your taxes. An appraiser assesses the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Putting your property up for sale

A measuring service can secure a fair price for your home. Living space is one of the most important factors potential buyers consider when purchasing a home — but since these values are often estimated rather than properly measured, your property listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the price of your property as well as the number of interested buyers. The only sure method of using an accurate GLA when listing your home is to refer to a recent appraisal or home measurement service executed by a certified appraiser (after any remodeling that might have affected square footage).

Information for agents

To ensure that your client's home closes at a price that properly reflects market value, we advise seeking a measurement of the property. Your clients, and potential buyers, will appreciate your eye for detail, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a great marketing tactic to attract potential buyers because they can review the layout and characteristics of the house before and after a tour.
